The Senior Director/Director role centers on strategic asset management for retail properties across the Western Europe portfolio.
Day-to-day work involves underwriting asset management strategies, completing refurbishments and lease negotiations, and overseeing CAPEX projects. You will manage third parties including property managers, lawyers and leasing agents while ensuring on-time, on-budget delivery of strategic decisions. Budget planning and investor reporting form core recurring responsibilities.
You will collaborate with the Hines UK, Ireland and France acquisitions team and work jointly with regional teams to evaluate asset strategy. Strong occupier relationships support portfolio leasing strategy and rent optimisation through lease churn and renegotiation. ESG impact analysis and relevant decision-making are integrated into operational activities.

Requirements
- Degree level education in a business subject with ongoing commitment to further education such as a master’s degree or RICS accreditation
- Ten or more years of experience in commercial real estate with responsibility for financial analysis, leasing/marketing oversight and strategic plan execution
- Ability to work independently with minimum oversight
- Highest degree of integrity
- Excellent verbal and written communication skills
- Excellent interpersonal skills and ability to think creatively
- Ability to manage a variety of tasks within a tight time schedule
- Proficiency with Excel, Word and PowerPoint; Argus valuation software valuable
Responsibilities
- Underwrite asset management strategies and business plans for potential investments
- Complete strategic asset management initiatives including refurbishments, redevelopment, lease negotiations and CAPEX projects
- Prepare and submit assigned reporting to management and investors
- Manage third parties including external property managers, lawyers, valuers and leasing agents
- Participate in analysis and operationalisation of ESG impact on the property sector
- Hold and develop strong occupier relationships to support leasing strategy and rent optimisation
- Collaborate with acquisitions teams and secure third-party management services work
- Uphold Hines’ ethical standards through meticulous compliance
