Welltower, the world's largest real estate company by market capitalization, is seeking an experienced Real Estate Associate to join our UK Asset Management team. You will play a central role in optimizing asset performance across a large UK portfolio, focusing on care home investments and scaling innovative care delivery models. Day-to-day responsibilities include reviewing monthly operator performance, touring senior living communities to identify operational issues, and partnering with operators to implement timely solutions that enhance the resident experience.

This role offers the opportunity to play offense inside an innovative platform, driving outperformance in complex operations. You will develop annual business plans, conduct detailed financial modeling, and collaborate with internal teams including Investments, FP&A, and Capital Projects to shape the future of healthcare infrastructure.

Requirements

  • Experience in real estate asset management, ideally in seniors housing, multifamily, student housing, or hospitality.
  • A blend of financial acumen, attention to detail, and operational insight.
  • A deep interest in operational asset management, understanding that returns are built through execution, not just underwriting.
  • Quick learner who proactively leverages available resources to close knowledge gaps.
  • Naturally inquisitive with a bias toward field learning and first-principle thinking.
  • Effective communication skills, both verbal and written, with the ability to influence operators and present findings to senior leadership.
  • Proven ability to drive value creation in complex operational environments.

Responsibilities

  • Review monthly operator performance, identify trends through variance analyses, and create forward-looking strategic plans.
  • Tour assigned senior living communities regularly to identify operational, staffing, physical plant, or service delivery issues and partner with operators to implement effective solutions.
  • Evaluate each community's sales funnel, outreach efforts, and customer experience to identify conversion gaps and ensure performance aligns with occupancy goals.
  • Conduct detailed financial modeling, including valuations, pro-forma cash flow analyses, and return assessments for asset-level value-add initiatives.
  • Translate financial performance to underlying operational drivers and partner with the Capital Projects team on value-add capex programs.
  • Develop and present annual business plans, budgets, and strategic performance updates to senior leadership.
  • Partner with internal teams such as Investments, FP&A, Operations, Business Analytics, and Capital Projects to align portfolio strategy.
